Does a home policy around here have a separate wind and hail deductible?
A lot of them do. When it shows up it is usually written as a percentage of the dwelling limit rather than a flat dollar amount, which means the number moves every time the coverage limit moves — one percent on a home insured for $145,100 works out to $1,451. It sits on the declarations page, near the top. Bring yours by and we will find it with you.
Is flood damage part of a homeowners policy?
No. Flood is a separate purchase and always has been, whether it is written through the NFIP or a private carrier. Two different contracts, two different bills. That is worth knowing if you are near the Tennessee River, Bay Springs, or one of the creeks that backs up in a hard spring.
How much does the age of my roof matter?
More than almost anything else on a home right now. Several carriers have tightened their roof-age rules in the last few years, and some settle an older roof on actual cash value — depreciated — rather than replacement cost. Working with more than 20 companies means that when one tightens up, we can go look at what the others are doing.
We are six miles from the Alabama line. Does the state change anything?
It can. Mississippi and Alabama have gone different directions on roof-strengthening programs and the credits that come with them, and the two markets do not move in step.
